If you're budgeting for a commercial energy audit, the fastest way most consultants quote pricing is per square foot — typically $0.05 to $0.50 per square foot, depending on the audit level and building complexity. For a 100,000 sq ft building, that translates to roughly $5,000 for a basic Level I audit up to $50,000 for a full Level III audit.


That range is a useful starting point, but it hides more than it reveals — the same square footage can cost very different amounts depending on what's actually inside the building. Here's how to think about it in more detail.

What Actually Drives the Price, Beyond Square Footage

Two buildings with identical square footage can land at very different price points because of:

  • Building type — A mid-rise multifamily building with simple split-system heat pumps typically requires less analysis than an office building or hospital with central plants and complex controls.
  • System complexity — Buildings with building automation systems, hydronic loops, or industrial processes take more time to properly assess.
  • Audit depth required — Many compliance ordinances only require a Level I or Level II assessment, not the more expensive Level III.
  • Current building performance — A poorly performing building often has more findings to document (which can add time) than a newer, already-efficient one. On the flip side, a poorly performing building has more opportunity to improve, justifying the increased audit cost.
  • Data availability — Buildings with existing submetering, a functioning BAS, or recent utility history are faster and cheaper to assess than buildings where that data has to be gathered from scratch.
  • Other requirements — If you just need an audit without compliance activities, this can reduce the cost.


Why Per-Square-Foot Pricing Isn't the Whole Story

Per-square-foot pricing is popular because it's simple to quote — but it doesn't account for the actual effort a specific building requires. A large, simple building can end up overpaying under a strict per-square-foot model, while a smaller, highly complex building can end up with a rushed, check-the-box assessment that doesn't actually identify meaningful savings opportunities.

Multifamily and Condominium Buildings

If you manage a condominium association or multifamily property, per-square-foot averages can be especially misleading — condo and apartment buildings often have simpler central systems than an office tower of the same size, which is one of the areas where a value-based approach typically works in the building's favor.
